Just northwest of the under-construction Westside Reservoir Park, a decades-old mixed-income housing complex is poised to undergo a major greenspace and amenities update to the tune of more than $1.2 million.

Today, the West Highlands at Perry Boulevard features 700 mixed-income rentals and 469 for-sale single-family houses and townhomes. Ultimately, though, it’s projected to offer more than 1,500 residences, per Atlanta Housing (AH) materials. That expansion could take until about 2025 to complete.

The community has been undergoing intermittent updates since it was built in the 1990s, largely spearheaded by developer Brock Built Homes.

On Wednesday, the Atlanta Housing board of commissioners elected to enter into a construction management agreement with Perry Redevelopment, LLC, a partnership between multifamily developer Columbia Residential and Brock Built Homes. The move could pave the way for ownership of the complex’s communal spaces from AH to the West Highlands homeowners association, and its streets and other public infrastructure to the City of Atlanta.

“These repairs will allow AH to bring the current condition of the public infrastructure, common areas and amenities to a well-maintained state of repair not only for the land conveyances to be completed, but to assist in the completion of this award-winning master-planned community for our residents,” an AH presentation said at the meeting.

Once everything is up to snuff — at least as far as the communal space is concerned — the HOA would take over, AH documents suggest.

The roughly $1.2 million deal would help update the Herman E. Perry Park and its playground equipment, other West Highlands greenspace, detention ponds and public infrastructure, such as on-site sidewalks, roads, and streetlights.

The amenities and greenspace updates are expected to take about nine months to complete, and the public infrastructure that the city will later own could take up to a year, AH officials told SaportaReport.
